Salt air, humidity, sand, and wet feet are hard on floors. Near the coast we steer most homeowners toward two options:

• Waterproof luxury vinyl plank (LVP) — the workhorse for beach homes and rentals. It won't cup or swell with humidity, it hides sand between cleanings, and a scratched plank can be swapped without redoing the room.
• Porcelain tile — for entries, bathrooms, and anywhere that takes a beating from the beach. Effectively permanent when it's set right.

We'll still install engineered hardwood if that's what you want — we just talk through how the island climate affects it first, so there are no surprises a year in.

Rental property turnarounds

If your OIB place is on a rental calendar, tell us the gap between bookings. A standard room is usually a 1–2 day install, and we plan the sequence so the unit is guest-ready on schedule. Durable LVP in a neutral color is the safe call for rentals — it photographs well and takes years of turnover traffic. While the floors are open it's also the right time to refresh a rental bathroom or swap tired countertops.
